Mobile, Arizona: From 2003 to 2006, we assembled of over 130 different property owners to create a 10,000 acre master plan in Mobile, AZ. Our team formed a partnership with a California homebuilder to finance the acquisition and entitlements. The entire master plan community was sold in September, 2006 for approximately $320 million cash.

Laredo Ranch: In May, 2003, we negotiated an option to purchase 250 acres of farm land at the Northeast of Schnepf and Combs Roads in Pinal County, AZ. Entitlements were obtained for a master planned community of 966 single family lots. Sold Final Platted and Engineered lots to Taylor Woodrow Homes in January, 2005, and held a profit participation post sale.

SWC Attaway & Hunt Hwy.: In late 2004, negotiated an option to purchase 12 acres of land across from what is now Pulte’s Anthem Florence. The land was bisected by a parcel owned by The Union Pacific Rail Road. After 10 years of unsuccessful attempts by the previous land owners, the RR finally agreed to trade a cashiers check for a quit claim deed. The hard corner was then planned for neighborhood commercial, and sold to a retail developer in January, 2006.

83rd Ave & Hwy. 238: In February, 2004, purchased 80 acres in Maricopa County, AZ: Sold as a component to the Mobile master plan in November, 2005.

Vekol Valley: Assembled 7,000 acres surrounded by the Sonoran Desert National Monument in Maricopa County, AZ. We are now in the early stages of planning this large scale community.
Circle G 720: Master Planned Community located southwest of Power and Ray Roads in Gilbert, AZ. Purchased 720 acres with Circle G Development in 1998 for $20,000,000 ($28,000 per acre). Resold parcels to Shea Homes and William Lyon Homes. Current projects include Vestar (Super Target and Walmart). Commercial and Industrial sites are currently selling for $8.00 - $20.00 per sq ft.
Mesa 40: Purchased 40 acres of industrial land at Hawes and Warner, Mesa, AZ in 2000 for $1,742,400 ($1.00 per sq ft.). Current offers have been received at $7,840,800 ($4.50 per sq ft.). |
